Am I required to make my property available to Section 8?
No. -
Are you licensed?
Yes. We have one licensed Broker/Real Estate Agent. We also have four licensed Real Estate Agents as well in our office! We also have several unlicensed administrative assistants. -
Can I reach you after hours?
We have a live answering service that answers all emergency calls 24/7. Any hour of the night we are always available to our tenants and owners when an emergency arises. -
Can you put the money directly into my account?
Yes! All rental proceeds are sent to our owners through ACH direct deposits into your preferred bank accounts. -
Do I get to see the lease or sign it?
Our office signs the lease, and then will send you a copy after complete! Owners are always welcome to request a sample lease at any time. -
Do you sell real estate too?
Absolutely! Our Owner, Sandra, has handled sales for 35 years! In the case you need to sell your investment home we are here to make the transition as easy as possible. -
How and when do I get my checks?
Rental proceeds go out around the 15th of each current month that the tenant pays rent. -
How is rent collection handled?
We have a tenant portal online for rent collection with all tenants! All rent is due on the 1st of the month. Late rental fees start on the 4th of each month. A 3 day vacate notice is delivered to any delinquent tenants, after the 3 days we file for eviction in the proper court. -
How long of a lease do you sign?
We require a 12 month minimum. Any longer or shorter lease terms are required to be approved by the Owner. -
How much security deposit do you charge the tenant?
All deposits are equal to a 1 months rent. -
How soon can you start managing my property?
As soon as possible! Call us today or click the “Rental Analysis” on our front page and we can start the process immediately! We will run a rental analysis on your home and complete a Property Management Agreement tailored to your rental property. -
What type of properties do you manage?
Single Family Dwellings, Townhomes, Condos and small Apartment Buildings. -
What type of reports do I get and how often?
There are two types of reports we offer; a monthly report and a yearly report. -
Who holds the tenant security deposit?
Our office will hold the deposit. We have only 30 days after a tenant moves out to submit the security deposit itemisation. So to ensure a quick transition between tenants we hold the funds. -
What kind of Pet Deposits or Pet Fees do you charge?
We do not charge pet deposits, a deposit is a refundable amount. We charge a $350 pet fee which is non-refundable to the tenant. -
What type of pets do you suggest I accept or not accept?
We always suggest small animals, under 20lbs. -
During Office Hours, can I find someone on the phone each day if I need something?
Absolutely! Half of our staff is field work, the other half is always staying at office. We always have someone there and ready to answer phone calls and emails. We are always reachable to a person and not a machine!
