Can you hold a place before I apply?
We can hold a rental property for up to 30 days. Upon Owner approval, we can extend that time if needed. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We require a first month's rent plus the security deposit upon signing the lease. We do not require a last month's rent, per the State of Texas. -
How old do you have to be to apply?
We require all tenants on the lease to be 18 years or older. -
Is the deposit refundable?
Deposits are conditional. We will conduct a move out walk through of the home after the tenant moves out. We will then use the deposit for necessary repairs required from tenant damage. -
Who needs a cosigner?
Anyone who does not qualify independently may require a co-signer. -
You have a property I want to rent. How do I apply?
If you have a real estate agent representing you, you can easily apply through that agent. If you do not have an agent you may call our office and we will assist you in the process! -
How do I pay rent?
We offer a Tenant Portal on our website. The process is quick and easy! -
I want to get a pet. What do I do?
PLEASE contact our office FIRST for approval. -
I want to move out, but my roommate wants to stay. What do I do?

My lease expiration is coming and I want to move out. What do I do?
Check our tenant documents on our website for the Notice to Vacate, fill out the form and submit to our office. You may also contact our office and we will assist you! -
Who is responsible for paying for repairs & maintenance requests?
Tenants are responsible for the repair deductible of $100 per request. Tenants are also responsible for 100% of repairs/maintenance damages caused by them.
